WHAT IS AN EPC?
  • Buildings are responsible for nearly 40% of the UK's total energy consumption. This has led to a requirement for buildings to be made more energy efficient.
  • The European Directive (EPBD) states that all buildings are required to have an EPC before they are marketed for sale or rent.
  • The EPC should be shown, on request, to any prospective purchaser or tenant.
  • Energy Performance Certificates tell you how energy efficient a home is on a scale of A - G.
HOW IS AN EPC CALCULATED?
  • For existing properties* an inspection survey is required to record the data required for the Government approved Standard Assessment Procedure (SAP) software.
  • There are a range of elements inspected and details recorded, including age, type and size of property, insulation levels, heating systems, glazing type, LELs etc.
  • * NOTE Dwellings under construction, or not yet started, have the EPC calculated from the approved Building Control plans.

THE PENALTIES
  • The responsibility for providing an EPC lies with the vendor, landlord, or developer of the property.
  • Failure to produce an EPC can result in a fine of up to £200 for each and every breach of the legislation.
THE CERTIFICATE
  • We will arrange to forward a hard copy of the EPC to you, together with an email version if required.
  • It will contain the notice of your home's efficiency rating and suggestions for improvement.
